Booking and cancellation conditions

Enquiry and confirmation
Sending the form is a non-binding enquiry. Calendar dates are indicative and do not constitute a booking. A stay is confirmed only with the villa's written confirmation and the required payment. The confirmation states the dates, guests, total price, any supplements, deadlines and payment arrangements.
Advance payment and balance
For new direct bookings of stays, an advance payment of 30% of the final stay price is required; the remaining balance is due 30 days before arrival. For bookings made 30 days or less before arrival, 100% is payable immediately. Percentages apply to the price after permitted discounts, which cannot be combined. Taxes, any additional services and payment arrangements are specified in the quotation before acceptance. The website does not take online payments.
Security deposit
A €500 security deposit is required on arrival, separate from the stay price. Payment arrangements, inspection of the house and repayment are specified in the written confirmation. Any deductions must be justified and documented.
Cancellation
- Cancellation more than 60 days before arrival: a full refund of the amounts paid for the stay.
- Cancellation from 60 to 31 days before arrival: a charge of 30% of the stay price applies. At 30 days or less before arrival, in the event of a no-show or early departure: a charge of 100% of the stay price applies. Amounts already paid form part of the charge and are not added to it.
Cancellation must be communicated in writing to the contacts specified in the confirmation; the date of receipt applies. Thresholds are calculated by calendar date in the Europe/Rome time zone and deadlines are stated in the confirmation. Date changes require written agreement. Existing confirmed bookings remain subject to the terms accepted. Private events are covered by a separate agreement.
Arrival and departure
Check-in from 15:00 and check-out by 10:00. The villa accommodates up to 8 guests. The number and names of guests are agreed before arrival; any changes require confirmation.
Pets, smoking and quiet hours
Pets are welcome with a supplement of €20 per day. State their presence and number in your enquiry so that the supplement can be included in the quotation. Smoking is allowed outdoors, not inside. Quiet hours are 13:00–15:00 and 22:00–06:00.
Services and experiences
Experiences, tastings, tours and wellbeing services are arranged on request, subject to availability. Specific costs and conditions are agreed separately before confirmation. The pool is seasonal: the expected period is from 15 June to 15 September.
Changes made by the villa
If the villa cannot provide the confirmed stay for reasons attributable to it, the amounts received will be refunded. Any alternative requires the guest's agreement. Rights under the applicable legislation remain unaffected.
Withdrawal and assistance
The 14-day right of withdrawal applicable to many distance contracts does not apply to accommodation provided on specific dates; the cancellation policy above applies, without prejudice to the guest's mandatory rights. The relevant provision is Article 59, paragraph 1, point n) of the Italian Consumer Code.
